RATING VALUATIONS

As a former Senior Valuer at Auckland City Council (pre-supercity), Peter Bates is well placed to explain the rating and objection process and to provide rating roll record advice to ratepayers. The last rating re-valuation within the Auckland Council territory was as at 1 July 2014 and involved around 525,000 mass rating valuations (usually without inspections). Values have changed since July 2014. Revaluations reoccur three-yearly, but subdivisions or structural alterations may give rise to a change of the rating value.
If your rating value is wrong, there are several reason why you may want it corrected. If it is overvalued your rates payments for the next three years may be too high. Rating values are not intending to represent market value and should not be used for decision making in relation to real estate. Nonetheless, some uninformed parties might be influenced by the rating value when looking to buy. Electronic valuations used by lenders are often based on adjusted rating values and rating information. So, an incorrect rating value could affect your ability to borrow against your real estate for years to come.  

Under the rating value system the burden of proof falls on the rating value objector. Without valuation evidence and a good understanding of the system, you have a more limited chance of success when objecting. There are also legal requirements for correction of rating records. The rating roll records rating information such as floor areas, land areas and recorded building materials, which are used to estimate the rating values. We can check the rating records and can assist you to have these corrected where necessary.
